Think 8/10k for a new tank is the tops Sarah. Mine was far less than that, I also had a new fangled sewage treatment plant.
What type of tank is it Sarah?
No idea rusty, on the survey it just says Septic tank 3 stage brick built.
Its recommending a Klargester gamma 2800 litre septic tank and new drainage field. The new tank would be concreted into position, connected to an existing electrical supply and be approved by building control.
Solicitor sent over title deeds and fixtures and fittings etc for us to look over and sign all documents.
On the survey for the septic tank they had serviced in May, we were told by the agents that is working and in good order.
The survey says differently, saying its got parts missing and falling apart and needs renewing at a cost of between ยฃ8 000 and ยฃ12 000 plus VAT.
On the solicitors enquiries she has asked the sellers if the faults found have been rectified and the sellers have said no not been rectified as this has been discussed and agreed with your clients.........well it hasnt been agreed with us we were told it was serviced and all good in working order.
Oh Sarah
i swear I'm never moving house. Just reading the stuff going on here on this forum is enough to put you off for life๐ณ๐ฅด๐๐
Its getting to that point, I am really getting fed up of it all.
I am happy here, never had a problem with the neighbours, I love the village we are in, but OH wants an office and we havnt the room, unless we extend and he really doesnt want to.
I suggested a shed at the top of the garden for the office, but hes adamant he wants a house with an office.

I feel exactly the same way. This place and the grounds are really too big, and a lot of work, but the thought of moving house and all that entails just horrifies me. Trying to buy/sell a house seems so much more fraught these days than ever before ...finding somewhere suitable is hard enough but then people changing minds, or not being honest, increasing the price, dropping out at the last minute, problems arising or lack of communication....the list of potential crises goes on.
It's a whole big nightmare that you just wouldn't want to go through if you could help it and all that is before you consider having to pack up and move all the stuff you have accumulated over the years, let alone the Elite 'stash'
I like the village I live in and the people in it, and where would I get all my lovely 'straight off the field' veg if I didn't have a friendly farmer who grows the most amazing vegetables nearby. (he's pulling several acres of carrots and two fields of sweet corn this week so I'll be right there )

So sorry to hear that, Sarah. You really are having a very rough time with your potential house move. Maybe something is trying to tell you that it's not meant to be.
Love to Sarah and Sue and just abody else just cause.
We'd always said we were moving when kids moved out and folk kept saying to us we would move.
Thing is recently I've thought no we are happy here although tigers going and little miss' stalker still lives across the road partime(weekend release).touch Wood it's been quiet for years and frankly karma has got up with them. Broke, lost their business, got burgled, locked away in mental hospital and over claimed benefits so that's come home to roost. Also they've let the garden over grow and its actually eating the house. I have said to Mr BB if the new neighbours move in with a young girl I'm gonna tell them to beware.
But other than that it's a nice enough place and since I've been working again we've been making it work for us.
I've even snuck more of the mother in laws ornaments out lol.
I was even in the sofa shop last week so purchases a plenty to come. I've been make do and mend for so long for now I'm earning then spending !!
Just been to little miss took the big hoover and done her upstairs she got the cordless Dyson. Pretty useless sorry if I offend a fan. I think I'll get a new one for her Christmas, I'll look out for a deal
Iโm so glad itโs not only me that gets the dregs out of every tube, bottle, can etc we get. I can often be seen retrieving tubes of toothpaste from waste paper bin because thereโs some left in there ๐It drives my hubby mad !
Pulled the same tube out of the bin 3 days in a row so that is 6 brushes worth that had been chucked....
DD1 picked up the keys for her flat today (Friday 13th - hmm), method to secure a rental seemed to be sound like a professional dad who just wants to sort it at any cost and then pony up ยฃ8k for 6 months rent in advance....
DD has promised to pay back half when her student finance drops in a week and the other half in January - will believe it hen I see it. May need to start recording big cash advances in my will to make sure they all get equal when the time comes a I am very big on fairness between siblings.
I reckon she'll have it sublet at a profit by Monday
We have viewed 6 houses recently Made a rookie mistake of listening to DH Should have offered on the first house
So many have huge trees that are suited to a park not a private garden Some had no storage Elites worst nightmare and some were not even clean Latest one had lots hedges at least 2 ft thick, which had overgrown a lot over the pavement
Do sellers not think that a nice clean bedding makes a room so much more appealing. I suspect not
Might be here in a couple of year Who knows
4 children tonight for a sleep over Dinner is - Pizza, chips, then ice cream followed by Saturday night treats when they watch a film

Oh that Klargester is a sewage treatment plant, I've a similar thing in my project. I've a brick built one in my full time house, so do most of my neighbours, more simple and less things to go wrong. Who did the survey on the tank was it someone from klargester or an independent surveyor?(Just wondering if it's selling thing like a damp surveyor from a company selling magic damp cures๐ค)

This is the 3rd time, we were hoping this would be the one...

The survey was undertaken by Staffordshire Septics and Drainage Limted from Milwich ST18 0EP.
Could you ever replace your walks and freshly picked veg, Foxy?
There is something to be said about staying where you are!
Good for you, bananababe. Enjoy the fruits of your hard work.
Can't help thinking of a Harvest Festival!
A relaxing day for me. Tesco delivery, Manchester United winning, airport watching and Strictly later.
Hope today goes well for us all. xx
I honestly think we could have a Eurovision season - nul points. Manager will go very shortly but I am not sure that is more than 1% of the problem.
Been up on the flat roof pushing the gutter back together, put a small screw in in the hope that will stop it pulling apart again ( black plastic gutters, look great but expand when it is how and push apart the joints. TBH the flat roof bit is not too bad, it is the long ladder sections at the front and back when they come apart that feel a bit scary.
Horrible news round our area. Apparently a childminder has been arrested. She was looking after over 20 children on her own at one time.
It gets worse, she would leave a load of them home alone, while doing school runs. Including locking the babies in a room in their prams or car seats upstairs. Rest of kids running around downstairs crying and screaming. Found out by another parent. Lots of questions to answer there.

That's what we said. More heart breaking was one of the kids when asked Said they were happier now they were downstairs but they used to go whisper to the babies it's alright she won't be long. Heartbreaking.
Cakes beautiful looks like red velvet. Very tasty. Enjoy x
